Maybe a chain link fence where you can see through and it's cheap/solid.

@Russell Brazil: I honor the commission and have paid it several times to real estate agents that have brought in good deals, and I hear what you are saying... but this one i have to be a little cheap as i have already negotiated most of the concerns and the real estate agent has to just be a part of end results and closing which i think is just not correct....

Dont allow a cheap or small house .

At times, you may get lucky and find a super cheap house for $40K in Merrillville that only needs $15K in rehab (doing it yourself). 

I had simple cheap postcards printed at Vistaprint to accompany them.  

If they used carpet, it may be a sign they were doing it on the cheap and you'll be left with the resulting problems x 3.  

The last thing I want is my tenant to over load the shelf and it pulls out the cheap plastic bracket from the drywall.  

Granite does help with avoiding damage, and you can get cheap granite these days.

I offer cash cheap, a bit more with owner financing or even more for a master lease option.  

And I'm trying to locate a cheap house and a high neighborhood that needs a little bit of work.
