This means that you have to learn how to use Other People's Money and using Hard Money is a bad idea for a long term Buy and Hold property.

With your Lease Option deals can you share some verbiage, tips, or ideas on how you present the idea to the seller.

Of course, you can make it a little more personal and detailed, but you get the idea. 

Anyone have any ideas.

I've been calling for rent advertisements to try to get my feet wet in asking whether or not they would like to purchase more or sell any units but I like your idea better.

More specifically I like the idea of becoming a landlord and having cash flow every month.
