Unfortunately many investors, landlords and developers even seasoned ones don’t understand the nature of the Electic and Natural gas supply contracts they enter or have a long range plan. 

Prices range from €75,000 - €150,000 for an 80m2 place with rents ranging from €450-€800, depending on the location of course.

We have a complex locally where condos are in the 50k range. 

There are plenty of options in that price range including multifamily, it may even cash flow a bit if you put down a large enough down payment.

HML these days do have buy and hold products @Aaron Klatt  in the 7 to 8% range..Visio is one they are out of TExas   LIma One has some too they are out of Charlotte.but just because its hard money you still have to qualify just like a bank loan .. these are fico driven and equity and ability to operate driven just like any loan.

The portfolios range from either being all contained within one zip code to being spread across the city.I was wondering if anyone had any advice or tips for analyzing portfolios, offering (contract side - can they all go under one contract, should I contract them individually, etc.) and then assigning them/it to a buyer. 

Hi Marty,I am not sure who the "best" real estate attorney in OKC might be, because there are unique pros and cons associated with most attorneys. 

I'm looking to BRRRR in that price range as well to get us started in our investment adventure. 

And research it, also it depends on what your price range is to as far as the property value is concerned.

Many took 6-7 weeks before sellers reluctantly took an offer ($1-2M price range).
