I believe this book is meant instead to expose you to the many different aspects of real estate investing and get you to, as is so well put in chapter 1, "ask better questions"The book jumps right into the fray in chapter 1 by answering 9 of what the authors identify as the most commonly asked questions in their experience, and they are some good questions.

However I really like the MLS system in Charleston SC.. there is a big disclosure on the listings that says  " If square footage is important Measure "  putting the onus on the buyer to verify.and if its a big deal its written in as a contingency item up front with the offer not after the fact.the listing agent might have taken county records  which are often wrong ( although usually smaller not bigger) and relied on those.its tough doing business in a state that is so dominated by closing attorneys everything freezes until you can talk to them..

Usually, the notice to renew or vacate is sent 30 days before the end of the lease, so to expect your tenants to sign a renewal 5 months before is not realistic (I wouldn't sign something like this unless I was extremely clear on my long term plans and the rental deal was excellent - there is so much that can change in 5 months).Ultimately, you need to take ownership of your mistakes - you are supposed to manage the PM.
