To me, the line between personalized and AI is blurring...at least based on what I'm seeing from my partners.

For an investment property I would strongly advise you to follow the code and the HOA rules. 

Focusing your efforts on specific forums related to your interests helps in making relevant connections.Offering value before asking for anything in return can set a strong foundation for future relationships.

I don't see a ton of upside for you on this deal.I would not involve anyone as a partner.

Many of us accountants will actually run the numbers with you and we partner with engineers as mentioned.

All of those are rather strong areas with a lot of pent-up demand for rentals and a strong average household income to make higher-end properties pencil.

I might also be looking for an end buyer, private money, or partner for this deal depending how the numbers shake out. 

I am looking for a partner/partners and mentors to help me get my feet wet in real estate, as well as start building successful relationships/connections.

The strong majority of my area is section 8 housing as Johnstown is one of the poorest cities in the nation.

I would love to offer help with anything or any projects that could use help so I could get my "feet wet", and would love to build a strong relationship with someone knowledgeable.
