I'm sorry to hear of this ongoing stressful situation. 

We are starting to see additional supply from some companies that may have liquidity issues or are stressed which is allowing us to buy at a little better discount than usual.This type of investing is not for someone right out of the gate as their are a lot of complexities but I a great way to earn cash flow

Although I'm not opposed to something a bit more passive than being a landlord again.I always knew my return was low comparatively .. not to mention the many hours of stress, physical labour and tenant management that have gone into the home.

Screening and self management can absolutely be done well, but you need to have structures and processes in place to make the transaction work like an actual business, otherwise you will be creating expense and stress where it could be completely avoided. 

It is a very smart move to get into but I would have everything buttoned up well with reserves. in case you lose a job and or a tenant! 

While it can be done and many do it, it’s not easy, stressful and risky.

Barring a self-inflicted wound by acting rashly while under stress, there is very little chance that this will cause you to lose the property.

The original contractor on the project was not great, which made things a little stressful but ultimately the project was very successful so it worked out well.

I have a desk full of buttons, anything I need to know I push a button and someone comes and I have the answer."

You are more likely to have a buttoned up contract in the offer with a potential way out if a problem arises.
