One option is to put a lock box cover over it and designate a set temp for the winter but personally I would rather not do that as I know I would rather have control over my temp as a renter. 

And @Christopher Nehren you’re right rates are rising fast which means more money spent. 

One client had a boiler blow, flooded the basement and they installed a new boiler, gutted, redid the basement, was about a 30K project and the owner spent about $1,000.   

As an active MF investor for the past 5 years, I spent the first 3 consuming all content that I could that had little to no cost; podcasts, books, blog posts etc.

See if you can get a spare box or pieces of the flooring they use if it does get damaged.

They tend to be located in more central areas where we wouldn't have to sacrifice some of the things about the city we love and where the owners unit would check a lot of our boxes where rents could cover roughly 50% of costs.
