Personally, I would never take a listing of any kind for less than 2.5% on my side (unless it was an REO assignment) and when many agents take the listing for less they will skimp on the photos, video, floor plans, and marketing because you are squeezing their commission.Don't forget that most agents aren't at 100% share so they don't get the commission.

Used HELOC for down payment remodeled the first floor right away and moved the tenants from upstairs to down stairs and raised there rent $100mo.

There was lots of issues with the trim looking terrible, floors laid poorly (big gaps on sides), doors and walls in bad shape here and there Random door from a bedroom closet to the hallway (lol why?).

I've had people ask me why their units are only renting for $350 so I take a photo of the funhouse floors and rusty water heater in the kitchen and send it on.
