Definitely verify this before making any offers. 2) My understanding is that anyone can buy in an age restricted community because the rules (CCRs) only apply to occupancy and not who is on the deed.

Or you could just do a straight long term rental, or live in it yourself, or use it to store your collection of Beanie Babies.The only "have to" (in addition to whatever restrictions are in your agreement) is what happens at the end of that two year term.
