@Matthew Wright Most communities resort type (with Single Family Homes) that allow for STR are gated and have spectacular clubhouses, golf courses, bars,  restaurants, tennis courts, etc.

So the biggest challenge was evicting them, they didn't believe that we owned it, they tried to have our water and electric shut off, we served them notice, took them to court, got them out and won a judgement of $1500 all within the first 2 months of purchase.

Right now my meetup is basically just a reserved space at a restaurant for people to network with no set structure beyond that.

My cleaning lady tried to enter a vacant STR and there was a person inside holding the front door shut. 

Over the last 10-15 years most have shut down.

Shook down a fast food restaurant over permits for remodeling for chrissakes.

I attend the University of Alabama online full-time in the distance dietetics program, I work full-time at a high school as a para with special needs students, during the summer I farm a small plot and sell to farmers markets and restaurants, and I also talk to people in China to help them practice English 5-10 hours a week for extra money.
