Bottom line, you want to ask yourself, "Where do YOU want to be when you grow up?!"

It sounds like you did it right the first time and you can use that as a template to do it right the second time.However, remember that while I am a lawyer, I am not your lawyer.

Right now this is a small operation (under 75K gross/year), but we are hoping to get it to grow.

So I'm looking into growing my portfolio with single family / multifamily homes ranging in the 40-60k range. 

Sure there are times you may need to get tough, but that should be the exception, not the rule.. read your lease  understand your local laws, and remember this is your tenants HOME (expected right to privacy) Also, in the states where the laws allow, I would be careful that walking onto someones private area would get you shot.

Cash is king, but you ought to ask how fast you can grow after liquidating the primary residence and whether that rate of growth beats realizing that profit through taking a new loan out on the property as seen in item #2.

Plan it out and let the plan germinate, grow and flower before you submit your letter of resignation.
