Short-term rentals (STRs) can be very lucrative, but they're highly regulated in many attractive markets.

One of them is Imputed Interest, which in today's rate environment and the size of deals that the podcast guest is talking about isn't a ton of money, but it also opens up a conversation about the ethics of getting a zero interest loan. 

As for laws and regulations, I would keep an eye out on CMX-3 zoning changes and any other zoning changes happening in the future.

@Malik Jackson Generally speaking, if you aren't paying it off immediately (and especially in a rising rate environment) it makes sense to go the cash-out fixed rate route.
