I am a CPA myself and my hubby is a contractor, so I am thinking is that necessary for me to be a licenced agent ?

I need a reliable/dependable contractor I can trust to get the job done with me being remote. 

Does anyone know of any good General Contractors that are familiar and work within the 203k rehab loan guidelines in the Atlanta area?

Additionally, I already have one of the most important members of my team located in Louisville, my Contractor!

The team you need in place (agent, lender, contractor, etc.) to actually buy a house.

From finding contractors that will show up, finding funding to complete the house or cut my losses and move to the next one.If you are willing to meet with me let me know.  

I would be actively involved in these flips: finding the deals, analyzing the deals, writing up the offers, doing some work myself (I'm semi-handy), working with contractors, and eventually selling the properties.Naturally, I started the hunt for properties!

I sent our contractor out and he also couldn’t find it.The seller has only actually owned the property for like a week so they know nothing about it.

Before actively pursuing deals and talking to brokers you should already have in place a team of professionals (RE Attorney, REI focused CPA, Property Manager, Contractor, etc) that you can refer to as your investment team when talking to them.
