I fear your PM is not handling this correctly which is scary.

Given you never started in real estate after being inspired at 18 years of age, and that you now are gravitating toward the one niche in real estate investing that has no lasting benefits, I'd ask what you're afraid of about holding property and if you can work through those fears to becoming a landlord.

Irrational fear is the world's greatest marketing manipulation tool.

My fear is that I rehab this property and then have a hard time finding renters. 

Since you're doing the repairs, it sounds like you're the one in this situation that's fearful of COVID.

100% the recipe is there and it's a cooking away but, I fear we are tapping close to a glass ceiling and when you get inflationary action like that and limited financial capacity of the populous that all spells Stagflation, and that's the looming fear I see on the horizon. 

Moving/relocation, rental purchase, First time home buyer, Fear of missing out on record low-interest rates, or something else? 

I do always fear that something could be used against me. 

The area is not known for HOA's and might put fear in the buyers.
