My experience there (I do not buy but have worked closely with a few of the big players) is that in a strong market like we have now, there are just too many bidders.One of the posters mentioned knowing title issues. 

DTI is just a measurement of your capability to repay.

My wife and I are still trying to make all the networking events we can and I'll make it a focus to try and meet some of the smaller players in this market and get those relationships started!

Should I use a property management company to screen and land tennants or is that something I am capable of using things like legalzoom and backround screening?

@Ryan B.There are 3 main types of players in the self-directed IRA industry:1 - Custodians are regulated financial trust institutions. 

After several years of being in real estate, I have came across all players in the industry.

LOL I know I have owned three brokerages I know how agents work.. why would they do that when they can sell to the local big players..

Either way, would suggest pre-qualifying yourself to know what your buy in capability is for Northern  Liberties or any other neighborhood.
