It's not ideal form a "buy low, sell high" perspective, but if you get in early, typically there is an early bump in property values in a new development,  you can often get hoa rules waved as an early investor, and often get a bit of a discount for being early.

@David Dachtera  I would not call BofA or wells fargo uneducated lenders.. they are forced into lending in areas they would probably red line if they could.on the fix and flip again your coming form a position of inexperience as a lender.. it  all sounds good in theory.

I created a form asking common straight forward questions used the html link that jotform gives you for every form you create and pasted that in to the website I created. the beauty is that the form as an autoresponder setting that comes intergrated.
