My thoughts are to keep the existing building in place and clear an extra acre to begin with for outdoor storage (boats/ RVs/ cars, etc).  

This area will be 32 acres full of shopping, dining, working, entertainment, and residential living.

Looking back at your post, I now see that you are looking at outdoor RV storage. 

As a tertiary there is a lot of opportunity for growth by adding more mixed-use and commercial development, we are developing 2 new shopping centers for restaurants and entertainment.   

Leaning into the "fun feasibility", I would say create content on OF app, get them bananas from the tree.Anyone's profile:- no assets --> skip- no liabilities --> skip- $10,000 in your bank account --> Master monthly budget, assigned every dollar, that way you can start cutting out miscellaneous cost, and minimize gratification, entertainment, wasted spending. 

Being 15 minutes away from gorgeous rugged mountains, almost any outdoor activity you can dream of, some of the most beautiful highways in the country is pretty hard to pass up.
