HOA's are often the ones who play hardball, who will foreclosure, and want to pursue.

I don't reside in  Florida(but visit often) so I'd need the assistance of   a credible realtor or  savy investor to iron out the details . 

Always check and get your own numbers, what you see on Zillow etc is often wrong.And contrary to others here I see nothing wrong with a healthy down payment on your first property; as you become more confident your views will change.

I cash flow mine, so as long as I can get $300 a month or better ongoing cash flow, I'm okay with taking out some cash as often as I can maintain that.

Compare that to whatever you invested in, which you will likely have to pay a lot taxes on and it often times doesn't make sense.

Ask around your local investor meetings for names of reputable lenders, you will often find the same names mentioned, and if someone asks you for up front fees then run in the other direction.

I have a lot of rental units just outside the boundaries of the NIZ, but that doesn’t mean they translate into attracting the same type of tenants JB gets downtown.
