Lending options depend on if you're going to live in the property or not.

Someone who does this for a living on both the investor side AND the GC side, I can tell you that having a good contractor who knows what he/she is doing is almost priceless.

I recommend a home with at least a 1 car garage, 2 car would be great, because this is a big draw.
