have you gotten a quote to switch from homeowners insurance to landlord insurance?

In San Diego I believe rents can only be raised by 10% per year (or 5% + local rate of inflation, whichever is lower)The idea of evicting a long-time tenant is awful, but I realize being a landlord involves difficult decisions and the real estate business is a business.Thank you for your thoughts!

If it has been over 3 years, you as the landlord are automatically responsible in New Jersey.

. :)    I HIGHLY recommend you Talk to Engelo he is from Aussie land and is quite famous on the Aussie version of Bigger Pockets thats how I met him in 2012 or so.. he has been investing and rehabbing in US for 12 years now very successful at it and a NO BS kind of guy..

Some things didn't change, such as the requirement that the property be on unplatted land, so that definitely restricts the number of eligible properties.

The MLS will show active available rentals you'd be competing with and rented properties showing exactly what the owner/landlord received on the lease.

In my experience, they react differently to somebody that's part of a business than "Danielle my landlord." 

Real property – A manufactured home classified as real property is permanently attached to land, just like a conventional site-built home.
