I also know I live in a state that is not very landlord-friendly, so the guaranteed rental income is very alluring to me.

One landlord I know told me that this can send a positive signal to tenants that they will likely end up embarassed when facing eviction and it might be best for them to move out on their own.

I know a little about the area.

If everything is solid, you will not lose any pressure.If you do, you at least know you have a leak.  

Now i know , why,  you see some gas stations selling for almost nothing; Good to learn here.

I know a few places that do this but they are short term and are costly but it can be done.
