Is it still a good idea to go with 5% conventional loan?

This would be for the buyer of a property I am flipping (100+ day hold time so FHA eligible).

In which case I like the idea of looking in more expensive markets to house hack and get that appreciation. 

I have the capital for a down payment and holding costs for a year but am struggling to find a lender who does not require a first-position lien on the home (the seller does not wish to subordinate his lien position).It has occurred to me to seek a partner-investor who would profit share with me if I was responsible for renovations, as I’m an experienced and licensed Residential Contractor.

This property is also on 5 acres and can be parceled off into 3 total lots...we're still working through what we are going to do there but the first and best idea would be to build an A frame or two to use as a STR. 

There are some institutions that allow you to use both W2s and Bank Statements to qualify if you hold a side business of some sort.

As I type this, we have no idea if either unit is rented or not, and they will NOT return calls or texts.  

I'll be walking the property later this week and will have a better idea of the condition.So it sounds like if it's in good shape, it shouldn't impact my ability to flip it?

I think that I will hold off on section 8 for now but continue to do my research in case the need arises in the future.
