For this months meetup since it is during the holiday's we will be meeting at Flips in Grapevine in the pool table area.  

@Mike Webb Let's get together at my office this week so we can finally have our meeting, our vacancy rate ran high as we got into the holidays as soon as it's fixed we're gonna start working on getting this thing to 30 units. 

(Normally when there are guests over on holidays) My heat and electricity are on one bill. 

My wife and I have been traveling for the holidays and just got back to Houston, so we haven't been able to go visit it yet.

With some spare time over the holidays I started seeking additional resources to help grow in 2016 which led me to here.I have spent the last few years flipping houses (in Prince William County, Woodbridge area) but I'm starting to look more towards buy and hold.

So with the year coming to a end all praise to GOD FIRST AND FOREMOST ‼️ Things didn’t exactly go as I plan but I am so excited for new beginnings and a new year I am currently in the process of leaving a partnership that I started this whole real estate journey with but that’s business and that’s life once the partnership is hindering growth it’s time to remove yourself and just bet on yourself and move on ‼️ currently I am 26 I have  learned soooooo much throughout the partnership without it I wouldn’t have got my entry Into real estate and I am forever grateful for the opportunity  I know I have soooo much more to learn‼️In this amazing field And I have  so much room to grow  I’m excited to begin my solo real estate journey ‼️ real estate is my passion and I’m just in great spirits because I’m ready to bet on myself and to continue what I have been building and remove all negative energy’s that’s not on pace with my growth ‼️  hope all is well happy holidays and enjoy ‼️  never let them see you quit ‼️ and remember anything is possible 🌻🌹

Does anyone have a system where it can leave an out of office holiday reply or if you reply to a tenant the communication  goes out during business hours?

However, at Thanksgiving time, I stopped researching and learning because of my 60 hr week job and the holidays. 

And the general criteria we are looking for are: price <$650k, lot size 5 acres+, (but as much land as possible, bonus if some passive farming income and/or sub dividable) within 15 mins drive of the nearest city / Main Street, location close to holiday rental attractions (rail trail, hiking, seasonal events, public transport etc).A few questions for anyone who has read this far:1.
