I'm assuming this mostly depends on the quality of the GC and his communication skills etc. 

I am a 25 year Real Estate agent in SoCal (mostly residential however venturing more into commercial; and getting back into investing in other states as well, which will be my next post) I have tried quite a few lead services and while some may do better in other areas of the country , most seem to a flop in this area, of those tried HouseJet, Reaology, USHud and Realty Bargains( Realty Bargains was the best however they kept sending me mostly investors who's matrix would not pencil in the areas I serve)  I am doing my best to figure out social marketing, my views/impressions are good however that has not turned into transactions as of yet; So I am on the hunt for a 3rd party lead co with quality Seller leads.

You can mitigate by splitting sales over two years (which is what I did, end of 2021 and beginning of 2022, both great times to sell btw ;) Then I paid off all my debt on my keeper properties, thus maximizing rental income with fewer and better quality properties remaining in my portfolio.

@Brett SynickyI would probably say that the fees are high, but that’s not telling the whole story.

Taxes wise I have opened up a high yield savings account and putting money into it in case I do end up owing taxes next year, but what do I need to be saving as far as forms, I don't have the tenants on a lease yet since this is my primary on the mortgage, but I am giving them receipts when they pay rent every month and keeping those saved.

Indeed, a country like Mexico is much more sought after than Portugal among US investors for obvious reasons.Mind you, over the last few years, Americans have bought properties in Portugal in ever greater numbers and for good reasons: cheap financing, high income, capital gains.

Buying real estate in the South Bay can be tough because of the high prices.

The high speed train is actually finally getting built.

I would suggest getting professional pictures taken, or at least using something a bit more high quality and ensuring there is sufficient light in all the rooms.

Aaron,No you will not find a Bank/Lender that will go into 3rd lien position if you if did I would not want to see that rate in terms of "High".
