Now if you have a family, that obviously becomes tough, if not impossible - but if you can do it, rooms can fetch you quite a healthy amount of income that otherwise wouldn't have existed.I'm always a fan of buying owner-occupied, living there for some time, then renting it out.

Last I checked San Diego was around 2 months supply of inventory, so a heavy sellers market. 4-6 months is supposed to be a fairly healthy market.

Therefor those places were exposed to speculators and rouge lending practice that drove the prices higher then they should be and consequently to where they are now.On the other hand, many cities in Texas, although experienced healthy economic growth, did not see inflation and implosion in RE prices mainly because of abundance of land.

If this is your first deal with this partner and it went relatively well (aka you'd like there to be a second, third, so on ...) then try to reimburse the cap partner with as much of his initial investment as possible...After that you can pay split the cash flows 50 / 50.If there's a very healthy amount of equity in the deal - consider paying him a return on his initial investment in exchange for a greater percentage of the asset.
