These are a good start since they had their layers write them and its free.

Most of the investors I deal with typically expect 22-30% return like @Greg Kasmer said as well depending on the area, using this formula (purchase+rehab)/ARV as a very basic formula to calculate returns.Again 10% return is not the best so look for more profit in the future.
