Using a Mac-specific or Windows-specific app is more likely to lock your data down to a specific machine, whereas a cloud-based application can be accessed from anywhere, and probably has tie-ins with other services/products you could use due to the nature of their design/environment.

I focus on condos & townhouses because as an HOA attorney I am comfortable in that environment... and not averse to clearing title or dealing with some of the restrictions.

What you've got to consider is that the mold is in one area BUT it is spitting out spores which are going airborne and traveling into a humid, food-rich environment.

Lease wording is important but ultimately as the owner you will be held responsible and may be forced to take a tenant to court to try and collect.Condos and HOAs are not generally a wise investment environment.
