Looking to house hack a duplex or house hacking with a finished basement/ in-law suite.

Finishing a basement or attic is nice as well but can be costly.Flooring is a big one.

There is something we call a Contractor finish vs. a Realtor finish.

If someone is smoking, vaping, cooking strong smelling food, etc. they will smell it in the other unit.3.

And then invite her over for a nice home cooked Dinner with all the trimmings.Even if she says no--just because she is your Mom.And get her a nice little gift--all wrapped up--maybe some perfume--she would like that.Then maybe you can sit and watch a movie together--she would probably like that too.And I know she doesn't come over to your house enough, because if she did--you would not have to ask this on a forum.Just My 2 cents.

It has inferior finishes and inferior photos....but its staged, and has more curb appeal, the front just pops better.

You can do that yourself to some extent (check zip code, age of home, look at finishes, etc.), but for example, my Realtor will say, "Here's what I found on properties that were within .5 miles of yours, similar age and sq. footage, and rented out in the last 30 days..."
