I learned that in order for my investing business to be successful I needed three important ingredients: (1) Money (2) Quality contractors (3) Off market properties.That led me to concentrated on finding deals that the numbers worked within, even with rates at 12%+ and up to 4 points for short-term money, and in areas where quality contractors wanted to do work.

How did you find this deal and how did you negotiate it?

The rep said only Kohler can install their products and they do nothing else which means she is on her own to find another contractor to finish the remodel.

Find a home that has a basement entrance and has at least 1 bed and 1 bath down there.

You can find 80% LTV products out there but I've found the higher rate to be rather prohibitive.

It turned out the whole thing was a bit of a scam - the "lender" took a huge up front fee ($4,000) to do the deal - so it turned out they weren't really the lender... they were acting more like a broker...while it wasn't said this way, it appeared to be "after you pay us $4,000, we'll try to go and find you a loan."  

My question is regarding finding a hard money or private lender that lends with notes as collateral instead of just properties?
