I understand that they do some of their own servicing but I do not think they provide for outside clients.

If you do this you can potentially include a higher security deposit but you want t make sure to follow state laws about that.I understand that people may be improving their credit due to life circumstances.

MY biggest concern is when it comes to understanding the market changes and how to analyze what city is best.

For us having a system like described means that we "know our numbers" which is critical in actually understanding where you are. 

There seems to be a lot of rental competition already in areas like Marietta for example, so I can understand why they would mention these areas feeling saturated.

How certain you are about not being able to sell lots outright (up front) if I am understanding you correctly.
