The wholesale business is an excellent way to earn cash by selling the contracts you acquire to buyers.

I am not opposed to private money because at the moment even though I and my husband have excellent credit (FICO around 800) banks like WF say our debt to income ratio is too high.

Advice/samples of accounting records/software/excel templates, policies & procedure manuals, ect. are what I am needing most... or even a PM start up checklist would be WONDERFUL.  

On the other side of things, I excel at and am passionate about other areas of business (Operations, negotiations, dealing with others i.e. contractors, etc., economics, and so on).

You can put them in one file and use "class tracking" to get around the files but the bank accounts are separate anyways.What I do on 4 fam and under is do residential financing in my name to get excellent residential terms and then quit claim them to the llc after purchase.

You may have an excellent deal where your resale price is totally legitimate.
