Been listening and reading so much its starting to pour out my ears.

I'm headed there Friday to help a friend gut his parents house and will keep an ear out for people talking about ditching properties.

If you have any advice I'm all ears.

There is a nice park there and the school itself is a nice piece of architecture. 

@Russell Brazil is correct regarding losing the Section 121 capital gain exclusion by transferring to an LLCI do not agree with the other post that most LLCs can be pieced - it is very difficult and expensive to prove, in court, that an entity is the "alter-ego" of the individual owner.

Never buy training under pressure, and vet out the teacher/guru before you stroke a check.Some books suck.Some gurus suck.Some conferences suck.Some podcasts suck.But... some will change your life and give you one little piece of information that changes your strategy or process and saves you thousands of dollars.

Do this.Get a piece of paper, no computer, just paper.Write down the goals right .. 40 doors.in 5 years.Now go back fro that point and map out what you need to do backwards. then put a time line to all these little milestones and before you know it you will realize you need to start yesterday to make it happen.Do not do this and you forever will be "starting to start".Monkey power!

Your homework for today is to send that message or something similar to 50 hosts.If you happen to run across a host such as myself, I would reply back instantly with my phone number and have you call me and talk your ear off for 2 hours about exactly how it works and what to do to get started and what towels to buy and how to hire your cleaning crew.
