We just got a copy of the seller disclosures and know with certainty that the seller is lying about 2 things.  

For evaluating deals, being in a non-disclosure state like Texas makes it difficult for common folks to access previous home sale prices.

In my state I would be required to disclosure any potential conflict of interest like that up front.
