@Olebile Mogobe, it would be difficult to give advice without more information about your strengths/weaknesses, issues and situation. 

Being a college student, I know that people tend to like to find a group of friends that all want to live together, and it can be very difficult to find a large group of people who all have the same paying capabilities and expectations for a house. 

Investors are always on the lookout to buy a C property and reposition it to a B property.D-properties, the lowest class of property, are usually located in inner cities where it’s difficult to collect the rent and vacancy rates are high.

There are also of course the traditional "fleshworld" sources of finding competent lenders:* Friend/family referrals that closed with a particular lender, esp those friends and family that we think have difficult or imperfect credit/income/asset situations. * Realtor referrals.

I know it can be a bit difficult to find a quality flat roofer and am open to suggestions.

As most of you are aware, it is extremely difficult to buy a good cash flowing property at a "reasonable price" here in the bay area.

but it needs to be done since ,  yes.... they won't go down on the own,  they just go up. it's very difficult and time consuming to shop around.  

The conversation may be more difficult if you plan to ask for them to reduce or waive the lot rent as you will not be occupying it until you find the end Purchaser.You can alternatively use strategies to bypass the whole process like assigning your contract instead.

As a Realtor in the Portland metro I am fully aware of how difficult it is to buy a home in this market and from I understand Bend is pretty similar at the moment.  

Of course, much more research is needed than an mls search but at a quick glance, it looks a little difficult
