Id basically be living on a slightly higher college-student level budget for a while (no desire for a "big house".

We don't want to service, or replace w/d units, but we do want our tenants to have their own with our provided hook ups.As the other posters have said, it isn't about the money its about having a much more desirable apartment.  

While I enjoy buying and selling for clients, (my real desire is to invest in either rentals or flip projects.

I explained to him that I've been this way since I was a child...really ever since I can remember....and although I try to control my desire to explore and analize and love business.....i just cannot.

I'm looking for an agent primarily to list the property but also for advice on the the market, what rehab/finishings are desireable locally, CMA and help finding future deals.Any input would be greatly appreciated!

If the PM company is using public contractors, then maybe they would share that information but you probably wouldn't get as good of a deal as you would with the PM company involved.Why don't you just call a bunch of contractors and get bids, ask as many questions as you desire.

Then anyone can attend either or both if desired, and a meeting in Utah County would be better than driving an hour up to Layton in the future.I have done several hundred deals in the the past 20 years.Mark
