I am looking to purchase a multifamily property and at this point anything I find in my local market has negative cash flow so I am looking for suggestions across the country where I can deploy my savings and get a return.

I agree 70 a month is a little light but doesn’t mean the deal is dead.

On one hand I agree with the conservative strategy of pausing distributions but I have no real way of assessing the risk of my capital.  

I agree that it doesn't always attract a great deal of USC students, but I've actually recently had a number of USC Law School students inquiring about a rental.I actually own a home around the corner from 307 Wildwood on Mildred Ave.

Ouch, this is a tough time for property owners in CA, and it may eventually reach the rest of the country. 

Agree with the previous poster that a trust might be the most appropriate vehicle. 

@Jake HillAlso realize if you form a separate property management company then you will also be subject to all the licensing, fees etc associated and required within the state.I agree with the others.
