Call a well company tell them the situation Ask Them to coordinate with your chosen septic company The well company will bring a generator a and they will test the well   They will also run the water to the septic system The septic company will test the septic system Just had this done on Friday   Happy to report the well pump is good to go

Justin called around to every hard money lender until we found one, we used my dad as a co-signer (he is a blessing & always very supportive) We get to the house after we closed, Justin and my dad look at each other and laugh as they tell me the bank installed a brand new room in the time they had it listed to when they out it on the auction site.

For 2-4 units with a non-occupant Co-borrower (aka your partner) you need to provide 3% of the down payment from your own funds.Lastly, it might be tricky to have the realtor as a non-occupant Co-borrower.
