Honestly, this just sounds like the tenant may just be a bit of a clean-freak/paranoid.

One additional tip, when I house hacked, I was very naive and assumed that everyone lived very similar to me (ie. wakes up early, goes to bed early, likes a clean space etc.).

Hence I'm cash-flowing.

If you were to keep the house as a regular (not lease-purchase) rental, you say you'd earn maybe $800/mo in cash flow.

At the moment, have plenty of financial glide path, so don't need the equity of the current Investment prop, but had planned to owner finance (extra monthly income flow @7%, fluff... more income not required to eat, clothe, house. ).1) Cursory look indicates 30% max AGI can be deducted if deferred to Charity.

Things in the real world aren't as clean or simple as what you see in education based content.

Most people do 20% down because that is the minimum and you may not cash flow as much, but your  money goes further.

Who is responsible for cleaning and getting rid of smell, tenant or landlord and what is a reasonable time frame for getting the job done.
