Well this is great news to me as I was going to rent the condo anyway, her lease is $100/month more than I was expecting to get, I have no eviction to do, I have no painting to do or carpet to replace, I have only a couple of repairs to do, and I have an immediate tenant!!!

No way the properties only need 2k per unit unless just carpet and paint etc. with minor patches.So I am already in the 20's for price now on this property.Some people can do the work themselves and save on labor but since you are out of state you will need to use contractors.Just my personal preference and the tons of calls I get from investors who buy little properties out of state and then lose their shirt.

Stoves, frig, carpet, etc, all have a shortened life.

One guy told me my carpet looks like it should be replaced.

First one I might be able to fund it myself. dress up kitchen, cheap/used appliances, redo bath, new carpet, landscape, minor fixes could cost 20K.

When pressing tenants for feedback I get everything from windows are original, wanting new carpets to we just started looking.

Wall to wall carpet needs to be pulled but there is hardwood under some or all of it that could be refinished.

I currently have dark brown carpets, but I've been suggested to consider tiles or laminate floors.
