Well this is great news to me as I was going to rent the condo anyway, her lease is $100/month more than I was expecting to get, I have no eviction to do, I have no painting to do or carpet to replace, I have only a couple of repairs to do, and I have an immediate tenant!!!

As far as what to look for as far as repairs take note of the big ticket items and if they need to be addressed:FurnaceRoofKitchen remodelbathroom remodelCentral AC if it has oneMold IssuesAsbestosupdating windows if they need to becondition of doors including garage doorMake sure to check the foundationPaint, new carpet, tile, refinishing hardwoods are things that will always need to be done in some way.

No way the properties only need 2k per unit unless just carpet and paint etc. with minor patches.So I am already in the 20's for price now on this property.Some people can do the work themselves and save on labor but since you are out of state you will need to use contractors.Just my personal preference and the tons of calls I get from investors who buy little properties out of state and then lose their shirt.
