I came across an opportunity to purchase a property that I am leasing for office space. 

I believe that may come in the form of commercial office space.

Over the last couple of years, I have done some investing in multi-family projects as well as office and retail (not as the operator). 

Example: If an employee moves to work at their company's corporate office and they ask about housing, they would have a list of my properties that are available for them to rent, even if it is temporary.

Sometimes you would find a buyer previewing that had not gone by the sales office at the development or was represented by anyone and could pick up a buyer that way.

Leasing – Broker Commissions – Commercial leases (office, retail, industrial) many times have multiyear terms (3-5, even 10 years) which commercial brokers typically get paid a percentage of total value on.
