Here's an example budget for a 1500 SF home with unfinished basement (not included):Land: $24,000Soft Costs (Architect, Engineering, permits, property taxes, insurance, loan interest)  $50,000Hard Construction: 1,500 * $95 + 750 * $65 (basement) = $192,000Sale Price: $330,000Transaction Costs: $30,000Net Profit: $58,000 (just under $40 per SF)

Find a quiet place that's not in bed yet some place cozy that you can really focus.Kudos,Mary Thanks for the tips, Marry - I can definitely see how that would limit burn-out day-to-day; but with my personality, I'd go insane with a slow 'n steady approach - just going to crank through it as quickly as I'm able.

Engineered hardwood on the entire first level except for the bathroom and laundry:In the bathroom and laundry we used linoleum - not vinyl but actual linoleum.
