We have offered for our buyer to wear a tool belt and act like an inspector or contractor and walk the property with the seller.

Well, my 35 years experience as a syndicater, investor and lender pales in comparison to the "2 -5 deals" experience you have under your belt, so I'm sure you are "absolutely" correct.  

If you want to get even crazier, if you get the right connections create your own brokerage and add some other REI type tools to your belt-- learn how to be an appraiser, underwriter, etc.

I want to get cracking and moving and get a deal under my belt.

The belts need adjusting or replacement, the circulating pumps need to be cleaned of calcium salt. 

At worst it's the blower motor which can be replaced without purchasing and installing a whole new furnace.
