Just finishing a couple articles in current mags.

The reason why I am asking this is that recently I am seeing a lot of articles that investors (foreingers , funds etc) are jumping into the US RE market which is suggesting to me that there is a lot of competition hence lower return and more riskb.

Even harder if they have to pay an extra assignment fee.I've learn already that 0 down doesn't fly neither(I have another post open for this particular topic).So, what is a reasonable down to offer?

If this is a Section 8 tenant who wants to do a contract for deed (yes, there is a program according to this Federal Reserve Bank of Minneapolis article) make sure you know the guidelines of the program.
