That's what's beautiful about real estate, it's not a one-size fits all, and it can be tailored to  your specific needs.       

I've been using the techniques as described on this platform as well as real estate meetups.

It seems to be widely taught and followed but see this as an incredibly flawed underwriting technique that has no bearing on the properties capitalization rate.  

It's not impossible, but it is a big challenge for the amateur writer to overcome the hurdle of putting themselves in their clients place, and crafting that well tailored letter that provokes a response.At the end of the day, it's all about that response rate so putting those words together to get that is very important.
