When you want to make a draw, you generally need to pay for another inspector (not the building / plumbing/electrical inspector) to come out and see the work was done and properly before the bank sends money..The big issue with house hacking and hml is the occupation.

Plus, on a house built in 1914, you'd hope the electrical, plumbing, and HVAC have already been updated, but if not, you'll be paying a whole lot more.Total Invested Cash - You neglected to include the cost of an appraisal, an inspection, and any loan origination fees in your calculation.Hope this helps!

Hey guysI came across a good deal for a house I would like to get as a rental property, and made my offer.After inspection, the report show some issues that can not be ignored plus some minor issues (faulty dishwasher, not working garage door, faulty exhaust fan, etc.).The house probably needs to get new roof, new AC, new furnace, attic pest and some plumbing leaks that need to be fixed.

It’s a whole ‘nother beast when you actually own the home and start opening up walls.For us that entailed running entirely new electrical, plumbing, and the furnace is crapped out mid winter.
