Hello All - I'm an architect in Austin, TX working on raising capital to fund construction on a mixed-use project my office is developing/ designing/ building, and I'd greatly appreciate input on effectively raising capital for a deal like this.  

A small to mid-sized bank will be easier to secure funding for their portfolio loans.  

- Have you worked with specific source of funding that would be of interest for commercial healthcare?

I recently did a refi at 75% LTV for 4.75% on an investment property.

You could try it but i'd suggest your "Plan B" include having the funds to pay off the entire note before the lender forecloses.

If a seller is on board with a short sale, usually their credit is not perfectly sterling anyway..if they cannot afford the house any longer and may end up losing it anyway, I believe that It is better to get them some funds to move on with their life from the bank and also to make a profit for myself or a client.  

She claims to have direct access to a 100% LTV Bond Funding source.

We were lucky enough to receive some federal grant money to help fund the renovation.

I am definitely not looking into complex legal things like starting a fund.
