Once you find possible candidates you will want to research a bit to identify if the seller is motivated to sell.A home listed for rent several months by an out-of-state landlord quite likely will be a motivated seller.Networking can help in finding motivated sellers as well.

That is not quite the way it works in Philadelphia, the sheriff requires $2000 or 10% whichever is greater, then you have 30 days to come up with the balance.

There is quite a lot of money expended out for things like water, taxes, insurance, repairs, overhead, upkeep, mortgage, etc. that all comes out of the monthly rents.
