In what I personally believe to be a bit of an inflationary environment, I’m looking to fix what I can for as long as I can and the 30-year amortization is pretty great for cashflow.  

When we fix the utility issue, get the asset producing like neighboring properties, and add efficient management practices the projections show a mid to upper teen return on investment in a tax favored environment.  1031- We considered allowing a 1031 into our last deal but realized the hassle was too great for a smallish investment ($50k). 

There were portions that I liked and portions that I thought could be improved upon.I believe that group cohesiveness and openness are two keys to creating the best environment for people to interact whether they be someone new to REI, like myself, or the most experienced member of a meetup.I am curious...What in your opinion makes for the most optimal meetup?

I've done most of my deals like that also -- private money and then cash out refi -- but the lending environment has changed a lot in the last year.

I've moved three times over the last 30 years as a result of job changes, so why not move to have a better investment environment?

I will take greater care in constructing my forum post, especially in a professional environment.

One thing to consider is that other tenants in the building thought they were leasing in a non-pet environment.

Do I really want to dive back into an office environment where my personal time really isn't mine?

As to my opportunity cost, I know of no other investment in this low interest rate environment which can pay anything close to 10% without an inordinate amount of risk.

This indicates a much more stable real estate environment.
