I think my best bet is to just pick one or two focus areas and ignore the rest for now.

We are definitely not at the bottom there (that was around 2010 when I bought) but if Aerospace keeps cranking there, though, and I'm betting it will, I still see some market upside in this cycle, just be prepared to hold through a downturn in case I'm wrong on that.

While I am not clueless, I believe my best bet would be to make my decision based off the advice and knowledge of long term tenants, professional, and others that are knowledgeable when it comes to landlording and managing properties.

Your best bet is to install same as current as long as your running on natural gas.

The big difference is basically that the latter is betting on getting a judge with an IQ below 80 (unlikely).Both expose the lender/landlord to some level of liability.
