Finding an old home for cheap to fix up is a nice idea, but that will be tough to find somehitng that actually needs repairs, not just updating and also get qualified for a loan, unless you use the FHA 203k deal.  

Search BP and I am sure you will find a good one for free or on the cheap. 

Shouldn't be hard to find cheap land up there closer to Kentucky. 

I am young and my strategy is something like.. borrow as much for as cheap and as long as you can.
